This unit is in charge of the structural supervision of Styria's building construction properties, regardless of whether they are formally owned by the State or the spin-off LIG (the real estate company of the State of Styria) or, in the case of leases from third parties, fall within the scope of tenant responsibilities. In addition, it is also responsible for the construction of new buildings. The goal is the efficient use of real estate and comprehensive real estate management for the State.

State building construction - Planning and project development

•  Preparation or development of standards
• Preparation or commissioning of cost estimates
• Initiation of planner selection procedures
• Awarding of contracts for planning services
• Supervision of planning processes
• Preparation or commissioning of the development of alternatives and variants
• Transferring plans to construction stage
• Representation of the client in proceedings before the authorities

State construction building - tenders and awards

• Drafting and updating of GTCs and standardised preliminary remarks
• Preparation or commissioning of the preparation of bills of quantities
• Carrying out procurement procedures in accordance with the Federal Procurement Act
• Preparation of any government meeting or supervisory board resolutions that may be required
• Commissioning of construction work on behalf of and for the account of the budget-managing body of the State or the State's real estate company LIG.
• Representation of the client in public procurement review procedures before the Styrian Administrative Court

State building construction - Construction management, accounting and final acceptance

• Supervision of on-site execution of construction work
• Commissioning of the local construction supervision body ÖBA for major construction projects
• Project controlling and cost and contract management
• Control of invoices as a basis for payment services by the budget-managing body of the State or LIG.
• Acceptance of services, review of final invoices and handling of liability letter management
• Review of the services after the end of the warranty period and release of the liability letters or rebates - if necessary, after rectification of defects

State building construction - Energy management

• Monitoring the energy consumption of state buildings, in cooperation with Department 15
• Preparation of energy performance certificates for state buildings
• Commissioning and monitoring maintenance contracts for all technical infrastructure systems in state buildings
• Commissioning and supervising performance contracting agreements

State building construction - Other

• Representation of the State in the bodies of ANKÖ (Austrian Register of Tenderers)
• Representation of the State in relevant ÖNORM committees
